Bridging borders, one business at a time.

That is the business of the International Business Park (IBP). It is in the name: as a hotspot for some of the world’s largest corporations to establish their regional headquarters, innovation centres, and other key operations, International Business Park dismantles the geographical barriers separating businesses to enable meaningful collaborations within one park.

And with the upcoming Jurong Lake District – dubbed Singapore’s second CBD – slated to be completed nearby on the horizon, International Business Park will further solidify its position as one of Singapore’s key business hubs. It will, therefore, be beneficial for any discerning business to locate their operations within International Business Park and reap first-mover advantage once the Jurong Lake District is completed.

But before getting to that point in the future, let’s dive into what International Business Park has to offer and why you should set up your workspace here.

The Tango of Function and Style at International Business Park

Located at the entrance of Jurong Gateway, 31 International Business Park sets the stage for International Business Park with its mix of style and function.

CapitaLand manages five buildings at International Business Park: 31 International Business ParkICON@IBP, the Nordic European Centre, the Acer Building, and the upcoming 27 International Business Park. Suitable for businesses in the oil & gas, marine & offshore, engineering, construction, technology, healthcare, and media industries, CapitaLand’s International Business Park properties play host to several industry greats. These include Acer, Creative Technology, Desay SV Automotive Singapore, Evonik, JGC Singapore, the National Centre for Food Science, thyssenkrupp, and TÜV SÜD.

Functionality, scalability, and flexibility. These are the core tenets of CapitaLand’s premium developments at International Business Park, some of which are outfitted with regular and column-free layouts to enable a greater breadth of flexibility and efficiency in workspace planning. Large contiguous floor plates are a common feature across each building’s units, giving businesses a generous amount of room to bring their workspaces to life.

To seal the deal, each building is designed with contemporary aesthetics and glass facades. This is done to elevate the professional image of businesses operating within CapitaLand’s International Business Park buildings, enabling tenants to enhance their brand identities.

The front lobby of the Nordic European Centre features a cozy Scandinavian design that encourages productive collaborations among tenants.

As an example, take a look at the Nordic European Centre. As part of the building’s recent asset enhancement initiative, the building was uplifted with a Scandinavian interior design. Featuring hardwood accents and warm colours, the Nordic European Centre embodies the Scandinavian concept of hygge, or cosy togetherness. To further stimulate collaboration among its tenants, the property is built with open work zones, meeting rooms, and discussion pods.

Aesthetics are also a core priority in the design of the upcoming 27 International Business Park. Featuring a glass façade that is inspired by the symmetrical geometric patterns of jewels, 27 International Business Park is set to take centre stage as a landmark property at International Business Park.

Aside from functionality and aesthetics, amenities are also woven into CapitaLand’s IBP buildings to provide tenants with easy access to lifestyle facilities. At the Nordic European Centre and 27 International Business Park, for example, a gym and bicycle parking lots are available for tenants to clock workouts and cycle to and from work. Locker rooms and shower facilities are also made exclusively available for tenants in both properties.

Furthermore, 27 International Business Park will feature a landscaped sky terrace next to its gym, giving tenants a green space to socialise with each other.

Locker rooms and shower facilities are available for tenants at the Nordic European Centre (pictured above) and the upcoming 27 International Business Park.

Cycling over to 31 International Business Park, childcare services are available onsite, catering to parents who need a safe and convenient space to drop off their kids before heading to work.

Across all of CapitaLand’s International Business Park properties, F&B options are available within the buildings, enabling tenants to get their lunch fix without venturing far from their workplaces. At ICON@IBP, for example, there is an entire retail podium that is fully equipped with a food court, cafés, a gymnasium, and childcare services.

Aside from CapitaLand’s properties, International Business Park is also home to other business-oriented developments, including 1A International Business Park, 29A International Business Park, German Centre, The Signature, The Strategy, and The Synergy. Together, they enrich the ecosystem of International Business Park, giving our tenants a wider pool of properties and talents to tap on for potential collaborations.

That’s not all, as International Business Park is also a key part of West Singapore’s vibrant ecosystem, enabling them to collaborate with other companies located at Jurong Innovation District (JID), one-north, Tuas Port, and Perennial Business City.

Major educational institutions like National University of Singapore (NUS), Nanyang Technological University (NTU), and Singapore Polytechnic are also in the vicinity, giving International Business Park access to a ready talent pool to fill critical job roles as needed.

J-Walk through the Gateway to Jurong Lake District

Westgate is a premier family and lifestyle shopping mall that is easily accessible from International Business Park.

Although CapitaLand’s International Business Park properties are self-contained spaces where you don’t have to wander far to meet your needs, you may find yourself craving a change of scenery or simply wanting to explore other F&B options.

This is where International Business Park’s location near Jurong Gateway comes into play. Start by hopping onto one of many shuttle buses and travel to Jurong Gateway. From here, take a stroll on J-Walk, an extensive network of covered elevated pedestrian walkways, to reach the vicinity of three key shopping malls: WestgateIMM, and JEM.

The Jurong East MRT Interchange is also integrated within Jurong Gateway and connected directly to JEM, giving you direct access to both the North-South and East-West Lines.

Moving forward, the future is bright for Jurong Gateway, as it is slated to become the commercial hub of the upcoming Jurong Lake District. As aforementioned, the Jurong Lake District will be the second CBD outside of Central Singapore, spanning 410 hectares of workspace, retail, and institution uses.

By 2028, the Jurong Lake District will unveil a new station on Singapore’s seventh MRT line, Jurong Region Line (JRL), along with an integrated transport hub next to the existing Jurong East MRT station. The Jurong integrated transport hub will comprise two blocks of workspaces, retail spaces, and other public facilities.

What do these exciting new developments mean for International Business Park?

Located just next door, International Business Park is well positioned on the tip of the Jurong CBD development’s spear. With Jurong Lake District expected to be gradually completed from 2024 to 2050, now is the time for you to locate your business to International Business Park and prime yourself for the exciting new development coming your way.

Being in a prime location does not always mean higher prices. While true in the wider leasing world, CapitaLand offers competitive rates for quality workspace units at an excellent location.

At International Business Park, be at the forefront of a massive redevelopment uplift without breaking the bank. You also gain access to premium workspaces surrounded by industry leaders and an array of amenities. On top of that, you get to choose between bare and fitted units; depending on availability, you can even select a unit size that best fits the scale of your operations.

The Jurong Lake District will transform Jurong into a veritable business hub with a vibrant wealth of opportunities. Don’t forget that International Business Park is already acclaimed as a global hub for innovative technology, especially for advanced manufacturing businesses like robotics and 3D printing.

International Business Park has served its tenants very well to date, enabling them to build employee-first workspaces for their businesses. As Azmoon Ahmad, Managing Director of Desay SV Automotive Singapore and former Nominated Member of Parliament, affirmed,

“Setting up my company’s regional hub in Jurong International Business Park is the right move. It’s a ready habitat for co-mingling, collaboration, and sharing between the companies to create something exciting.”
